Capital Markets Authority Headquarters: A New Landmark for Kuwait City

The Capital Markets Authority (CMA) Headquarters is set to become a dynamic new landmark in Kuwait City, designed to enhance the well-being and productivity of office workers
while embodying the CMA’s core values of collaboration, transparency, and innovation.

The building features a distinctive tapering octagonal form that responds to the irregular shape of its site, merging geometric elegance with sculptural design. At the base, the façade twists away from the building’s edge, creating a protective canopy for visitors and offering views of landscaped areas.

The tower boasts a highly articulated façade that conveys strength and solidity, enhanced by three-dimensional fins that allow for abundant internal daylight while minimizing solar gain and sand accumulation. Following passive design principles, the offset core is positioned on the southern edge, with a solid south façade transitioning to a more transparent northern side that opens up views of the harbor and sea. Targeting LEED Silver certification, the building incorporates advanced metering and efficient fixtures to reduce energy and water consumption.

The headquarters will accommodate approximately 1,000 employees and feature a range of amenities, including automated basement parking, a cafeteria, prayer rooms, and a private VIP entrance. The impressive entrance lobby showcases the polished, sculptural form of the main auditorium, which establishes a unique identity for the building. This architectural expression is mirrored at the tower’s pinnacle, where the curved forms of the main VIP hall and meeting hall are located.

Currently under construction, the CMA Headquarters spans 69,000 square meters and is anticipated to be completed by 2027. With its innovative design and commitment to enhancing workplace experiences, this headquarters promises to be a significant addition to Kuwait City's skyline.
